MSP taking ages to do simple renders was created by sargan

Had to create a simple short (14sec) 1080p video.   Set up in MSP 16
Started Render - and it took an incredible 4min 40 sec
I did it again - same result.

To check its not my PC .... did same video clip in Resolve - Rendered in 2 seconds  to produce exactly the same output
Why is MSP so slow.
